Dale Washburn specializes in representing Buyers in real estate transactions.


After years of real estate practice and teaching, Dale came to the conclusion that Buyers are represented poorly in most transactions. When a Seller lists a house or other real estate with an agent, the Georgia Law that regulates real estate agency (The Brokerage Relationships In Real Estate Transactions Act) requires that "the Listing Agency use its best efforts to sell the property at a price the Seller would like to receive."

 

A Buyer's Agent is bound by the same law to "assist the Buyer in buying a property that the Buyer wants to buy at a price the Buyer would like to pay."

 

Many Buyers assume that the agent who shows them houses or other real estate is "representing" the Buyer. This is not necessarily the case! In fact, if the Buyer is looking at a house with the agent who has the property listed, the agent showing the Buyer houses is representing the Seller!!!

 

If you were involved in a legal dispute, would you choose an Attorney to represent you that is also representing your opponent? Probably not !

 

You can easily avoid this same scenario by using a Buyer's Agent. It does not cost you a dime to have your interests represented when you are buying a house or other real estate. The Seller pays a commission to the listing agency. The listing agency divides that commission with the real estate agency who handles the Buyer's side of the transaction.
